The situation:
- Behavior Health Services (BHSI) has been a client of GPP’s for over 7 years with GPP working on 4 previous lease renewals/relocations.
- BHSI had occupied one of their six locations for ten years and had a desire to renew their lease by taking advantage of the existing office market conditions.
The Approach:
- After reviewing BHSI existing lease and providing a preliminary overview of the market GPP determined it would be in the best interest of BHSI to consider a relocation given concessions in the market place.
- From a list of over 20 alternative properties five buildings were toured as strong candidates to include their existing building.
The Solution:
- The list was narrowed down to three alternatives one of which was a renewal in their existing building.
- GPP solicited proposals from all three landlords comparing the pros and cons of each building. GPP provided key insight in the ownership structure of each building which ultimately had a significant impact on BHSI’s decision.
The Result:
- BHSI secured a 7 year lease four blocks from their existing location allowing BHSI to reduce their rent by 18% and enjoy the benefits of new built-out space with a regional owner who self-manages their buildings.
- BHSI wanted to renew but ended up relocating to nicer building with a strong ownership structure and at the same time reduced their rent.
